Acquisition Criteria
We buy garden-style multifamily assets in moderate income residential neighborhoods. We target assets with rents that are significantly below the area market rents. We look to buy assets that we can improve in a submarket that is on the rise. We seek out assets that need major upgrades including: windows, siding, roofs, common areas, and unit interiors. We want to make the property a better place to live for the tenants and increase the value of the asset.
We look for residential communities that are in suburban or suburban/urban locations that have good walkability. We value the importance of walking and the quality of life it brings. Maybe it’s not walking to the hot hip new restaurant, but it’s walking to school or the grocery store. We want families to have the ability to walk or bike to their everyday needs.
